Arrived on site to perform a visual inspection and operational check of two Burnham steam gas boilers, rated at 80% efficiency, located in the basement.

Upon arrival, both thermostats were set approximately 5°F above the measured room temperature to initiate a call for heat. Both boilers responded to the call and began operating. No immediate operational issues were observed during this test.

Performed a visual inspection of accessible components on both heating systems, including electrical wiring, controls, safety devices, burners, gas-train components, vent connections, and the general condition of the boilers. No obvious loose, damaged, burned, or deteriorated wiring was observed in the accessible areas inspected. The inspection was limited to visible and accessible components and was not a complete internal or combustion analysis.

During the operational check, both boilers fired and operated in response to the thermostat call. Based on the conditions observed at the time of service, no immediate operating deficiency was identified. Boiler performance, combustion efficiency, and the complete operation of all safety controls were not fully verified as part of this visual inspection.

A complete cleaning and preventive maintenance service is recommended for both steam boilers. This service should include cleaning and vacuuming accessible burner and combustion areas, inspecting burner assemblies, checking accessible controls and safety devices, and performing a more comprehensive operational evaluation. Maintenance is recommended to support reliable operation and to identify conditions that may not be apparent during a visual inspection.

The indirect domestic hot water tank was also visually inspected. The tank is aged and has visible corrosion and deterioration. Based on its observed condition, replacement is recommended to reduce the risk of future leakage or loss of domestic hot water.
