Arrived on site after the customer reported multiple heating concerns, including the first-floor thermostat not operating properly and the space-heating system failing to initiate.
Inspected the first-floor thermostat and associated low-voltage wiring. The thermostat was not properly initiating the heating call. Temporarily jumped R and W to confirm the heating circuit could be activated independently of the thermostat. Based on testing, recommend replacement of the first-floor thermostat to restore reliable temperature control and proper heat-call operation.
Inspected the 90%+ high-efficiency IBC combination gas boiler, located in the basement bathroom closet. Checked accessible system wiring, control connections, and operating components. To verify operation of the boiler’s space-heating input, jumped terminals 6 and 7 at the IBC control board. Once the terminals were jumped, the boiler recognized the call for space heat and started without issue. This confirms that the boiler is capable of responding properly when a valid heating demand is received.
During the inspection, also found the Saniflo/Sanicondens condensate pump assembly to be defective and recommend replacement. This pump is designed to collect condensate produced by the high-efficiency boiler, help neutralize the acidic condensate, and pump the water safely to an approved drain. The condensate pump also contains a safety circuit that can be incorporated into the boiler controls. If the pump fails, becomes full, or the safety circuit opens, it can interrupt the boiler’s heating operation to prevent condensate overflow. Recommend replacing the defective condensate pump and verifying the safety wiring after installation.
Also recommend a complete boiler deep cleaning and preventative maintenance. Service should include cleaning the burner and combustion chamber as accessible, inspecting and cleaning the heat exchanger, checking the ignition and flame-sensing components, inspecting the condensate trap and drain system, checking the condensate neutralizer media, inspecting venting and intake piping, checking system pressure and expansion components, inspecting electrical connections, verifying gas operation, and performing a combustion and carbon-monoxide safety test after cleaning.
Recommendations:
* Replace first-floor thermostat.
* Replace defective Sanicondens condensate pump/neutralizer assembly.
* Verify condensate-pump safety wiring and heating-call circuit after replacement.
* Perform complete deep cleaning and preventative maintenance on the IBC combi boiler.
* Retest all heating zones and confirm proper communication between the thermostats, zone control, condensate safety circuit, and IBC control board.
At this time, the IBC boiler successfully operated when terminals 6 and 7 were manually jumped, indicating that the boiler itself is capable of producing space heat and further supporting a control/input issue rather than a primary boiler firing failure.
Evergreen Services recommends replacement of the Saniflo Sanicondens condensate pump/neutralizer assembly serving the high-efficiency IBC combi boiler. The existing condensate pump was found to be defective and is no longer providing dependable condensate removal and safety operation.
The condensate pump is designed to collect the acidic condensate produced during boiler operation, pass it through neutralizing media, and pump the treated condensate to an approved drain location. The unit also incorporates a safety/overflow circuit that can interrupt boiler operation if condensate backs up or the pump fails, helping protect the system from overflow and potential water damage.
Replacement will include removal of the existing defective condensate pump, installation of a new properly sized condensate pump/neutralizer assembly, reconnection of the condensate inlet and discharge tubing, verification of the safety/overflow wiring, inspection of the condensate drain piping, and confirmation that the neutralizing media is installed and functioning properly.
After installation, Evergreen Services will test the new pump for proper float operation, automatic activation, discharge flow, leak-free connections, and proper safety-switch operation. The boiler will then be operated through a heating cycle to verify proper condensate removal and normal system operation.
Evergreen Services – IBC Boiler Deep Cleaning & Combustion Testing Summary
Evergreen Services recommends a complete deep cleaning and preventative maintenance service on the high-efficiency IBC combi boiler to help maintain safe, efficient, and reliable operation.
Service will include removal and cleaning of accessible burner components, inspection and cleaning of the combustion chamber and heat exchanger surfaces, cleaning of ignition and flame-sensing components, inspection of the condensate trap and drainage system, and verification of venting and air-intake pathways. Accessible wiring, controls, system pressure, expansion components, and safety devices will also be inspected for proper condition and operation.
After cleaning, Evergreen Services will perform a combustion analysis using a calibrated combustion analyzer to verify proper combustion performance. Testing will include oxygen/O₂, carbon dioxide/CO₂ as applicable, flue-gas temperature, carbon monoxide levels, and combustion efficiency. The boiler will be operated through its firing range as applicable to confirm stable and acceptable combustion readings.
A gas pressure test will also be performed to verify proper incoming gas supply pressure and gas-valve/manifold pressure in accordance with the manufacturer’s specifications. Gas connections and accessible fittings will be inspected for proper condition and checked for leakage where applicable.
Evergreen Services will also complete carbon monoxide testing around the boiler and surrounding mechanical area to confirm that the appliance is operating safely and that no abnormal CO levels are present.
Once all cleaning and testing are completed, the boiler will be cycled through normal operation to verify proper ignition, flame stability, condensate drainage, heating response, and overall system performance.
