Evergreen Services arrived on site to perform annual maintenance on a Navien high-efficiency condensing combination boiler located in the basement. Upon arrival, the thermostat was raised above room temperature to initiate a call for heat. The boiler was operated through a complete heating cycle, and the domestic hot-water operation was also tested.
The boiler cabinet was opened, and the accessible system wiring, electrical connections, safety controls, sensors, venting connections, condensate components, water piping, circulator operation, and internal components were visually inspected. The condensate trap and drain assembly were inspected and serviced as necessary. The burner compartment, heat exchanger area, air intake, and combustion blower were inspected for dirt, deterioration, blockage, or signs of improper operation, check carbon monoxide reading 1 PPM. The boiler’s operating temperature, system pressure, ignition sequence, flame establishment, and shutdown sequence were checked.
At this time, the Navien combi boiler is operating properly, and all tested components are functioning within acceptable operating conditions. The flame sensor is currently operational but is showing signs of wear and should be replaced in the near future to help prevent intermittent ignition failures, flame-loss codes, or an unexpected no-heat/no-hot-water condition.
It is also recommended that a Hydrolevel Safgard 911S be installed to provide additional protection against the boiler operating under a low-water condition. A properly rated automatic water-fill assembly and backflow preventer are also recommended on the boiler’s make-up-water line. The backflow preventer protects the domestic water supply from possible contamination, while the automatic fill valve maintains the proper boiler system pressure. These components should be installed according to the Navien manufacturer’s requirements and all applicable plumbing and mechanical codes.
