Evergreen Services arrived on site to perform a visual inspection of an 90% forced hot water Rinnai gas combi boiler located in the basement laundry room.
Upon arrival, the thermostat was set approximately 5°F above the current room temperature to create a call for heat. The boiler responded properly and started without any issues. System operation was observed during the heating cycle, and the boiler was able to satisfy the call for heat normally.
A visual inspection of the boiler wiring, controls, and accessible components was completed. All visible wiring appeared secure and in acceptable condition with no signs of burnt, chewed, damaged, or loose wires. Accessible boiler components were also inspected for any obvious signs of overheating, corrosion, leaking, or abnormal operation. At this time, the system is operating acceptably.
Based on the condition of the equipment, Evergreen Services recommends servicing/replacing the flame sensor and igniter combination as preventative maintenance to help maintain reliable ignition and proper flame detection.
A domestic hot water heat exchanger flush/descaling service is also recommended. Over time, sediment and mineral buildup can accumulate inside the domestic hot water heat exchanger, which can reduce heat transfer, restrict water flow, lower efficiency, and place additional strain on the boiler. Flushing the domestic side will help remove accumulated scale and sediment and support proper heat transfer and hot water performance.
Evergreen Services also recommends replacing/replenishing the acid neutralizer media/rocks. The neutralizer media helps treat the acidic condensate produced by the boiler before it enters the drainage system. As the media becomes depleted, its ability to neutralize the condensate decreases, so periodic replacement is necessary for proper operation of the condensate drainage system.
Overall, the boiler is currently operating and heating properly with no immediate operational issues observed
