Kitec piping in 3 of the buildings inspected.
At three separate buildings each containing multiple units the presence of Kitec XPA composite piping was identified. Due to a history of high failure rates, class-action litigation and industry wide recalls. The piping system is classified as a high risk material. The property owner called Evergreen Services to perform an inspection on all accessible piping.

During the inspection I was looking for the dezincification of brass fittings. Soft spots or discoloration of the piping itself. And any other signs of leaking or damage.

After inspecting all three buildings, the accessible piping appeared to be in stable condition. I found just a few places with some visible corrosion and a few places where the pipes had been partially bent. Because this is a finished building, the majority of the piping is behind walls or ceilings. I can only report on what I can see. Even though the piping I had access to seemed to be in strong condition. I would very much stay on the side of caution. I do not recommend opening up all ceilings and walls and replacing everything but I do recommend being proactive.

Each building features a dedicated water room, and each unit is equipped with its own water meter. My suggestion to the buildings representative was to install automatic shut off valves at the water entry for each unit. That is the most cost-effective efficient way to protect each unit without doing unnecessary construction and repairs.
