Arrived on site to perform a visual inspection of a 90% high-efficiency Goodman forced hot air gas furnace located in the basement.Set the thermostat approximately 5°F above the current room temperature to initiate a call for heat. The furnace responded and entered the heating sequence. Performed a detailed visual inspection of the furnace cabinet, accessible wiring, electrical connections, control board, inducer assembly, pressure switch tubing, gas valve, burner compartment, igniter, flame sensor, blower compartment, condensate drainage system, PVC intake/exhaust venting, and associated safety components.
Checked accessible wiring for signs of loose, burnt, damaged, overheated, or deteriorated connections. Visually inspected the burner area for excessive rust, corrosion, soot, or abnormal buildup. Inspected the condensate drain and trap area for visible blockage, leakage, or deterioration. Checked the intake and exhaust piping for visible separation, damage, or other conditions that could affect proper furnace operation. Evergreen Services recommends performing a complete deep cleaning and preventive maintenance on the GOODMAN 90% forced-hot-air natural gas furnace, model ML193UH090XP36C-58. This furnace is rated at approximately 88,000 BTU input / 83,000 BTU output and uses a high-efficiency condensing design.The deep cleaning will include shutting down power and gas to the furnace, removing the access panels, and thoroughly cleaning accessible internal components. The burner assembly and burner compartment will be inspected and cleaned to remove dust, rust, carbon, and other buildup that may affect proper ignition or flame quality. The flame sensor and ignition components will be inspected and cleaned as needed, and the heat exchanger area will be visually checked for excessive debris, corrosion, or other visible concerns. The blower compartment and blower assembly will be inspected for accumulated dust and debris. Accessible buildup will be removed to help maintain proper airflow and reduce unnecessary stress on the blower motor. The air filter condition, electrical connections, wiring, safety switches, gas valve, and other accessible furnace components will also be inspected. Once cleaning is complete, the furnace will be placed back into operation and tested through a complete heating cycle. Gas pressure and furnace operation will be checked as necessary, along with ignition sequence, inducer operation, pressure-switch operation, burner flame, blower operation, temperature rise, and condensate drainage. A combustion analysis and carbon monoxide safety test will also be performed while the furnace is operating to verify combustion performance and check for unsafe carbon monoxide levels. Venting and exhaust operation will be inspected to confirm that combustion gases are being discharged properly. The purpose of this service is to remove accumulated debris, improve airflow and heat transfer, verify proper combustion and drainage, and help maintain safe, reliable, and efficient operation of the Lennox furnace.
Evergreen Services also recommends replacing/replenishing the acid neutralizer media/rocks. The neutralizer media helps treat the acidic condensate produced by the boiler before it enters the drainage system. As the media becomes depleted, its ability to neutralize the condensate decreases, so periodic replacement is necessary for proper operation of the condensate drainage system.
Overall, the boiler is currently operating and heating properly with no immediate operational issues observed during today’s inspection. Recommended preventative maintenance should be completed to help maintain system reliability, efficiency, and proper operation.
