Evergreen Services was called to the property for a no-hot-water condition involving a Bradford White indirect-fired water heater.

Upon arrival, the boiler was found in a safety lockout condition. Because the boiler supplies the heat required to warm the water inside the indirect tank, the lockout prevented the boiler from operating and resulted in no domestic hot-water production.

The boiler was reset, and the system’s electrical wiring, operating controls, temperature control, circulator operation, and related components were inspected. No additional operational defects were identified at the time of service. Checked all components and everything is working acceptable at this point other than customer complaining hot water is too hot..

During the inspection, the domestic hot-water expansion tank connected to the indirect water heater was found to be completely waterlogged. This indicates that the tank’s internal diaphragm has failed and the tank can no longer properly absorb thermal expansion. Continued operation with a failed expansion tank may cause excessive pressure, water discharge from the temperature-and-pressure relief valve, leakage, or damage to plumbing components.

Evergreen Services will shut down the indirect water-heating system, close the appropriate water supply, and safely relieve system pressure. The failed waterlogged expansion tank will be disconnected and removed. A properly sized potable-water expansion tank will be installed, and its air precharge will be adjusted to match the building’s incoming static water pressure. All disturbed threaded connections will be properly sealed and secured.
