Evergreen Services will disconnect electrical power to the air handler and remove the existing defective condensate Wet Switch from the secondary emergency drain pan. The low-voltage wiring and connections will be inspected for corrosion, moisture damage, loose terminals or compromised insulation.
The secondary drain pan will be cleaned and dried around the switch location. A new Wet Switch will be installed securely at the lowest practical point of the emergency pan so it can detect accumulating water before the pan overflows. The safety switch will be wired into the air-conditioning control circuit according to the manufacturer’s specifications. When moisture is detected, the switch will interrupt cooling operation and help prevent further condensate production and property damage.
After installation, power will be restored and the Wet Switch will be tested by safely introducing moisture to the sensor. Proper operation will be confirmed by verifying that the cooling call is interrupted when water is detected. The switch will then be dried and reset, and the system will be tested again to confirm normal cooling operation.
Replacement of the Wet Switch provides important overflow protection; however, it does not correct the source of the condensate backup. Evergreen Services also recommends inspecting and cleaning the primary drain pan and condensate line, improving the drain-line pitch and installing a serviceable EZ-Trap to promote proper drainage and allow easier future maintenance.
Evergreen Services will disconnect the existing primary condensate drain piping and inspect the accessible line for debris, biological buildup, sagging sections and improper drainage. The piping will be cleared and reconfigured to provide a consistent downward pitch from the air handler to the approved discharge location. New supports and hangers will be installed as needed to prevent low spots that can hold water and cause future blockages or backups.
